One of the most common ways contractors cheat homeowners is by substituting cheaper materials than agreed. To protect yourself, you need to know what grade and brand to specify before work starts — and how to verify what is being used on site.
1. Cement — Which Grade to Use
Cement is the most critical material in any civil construction. Using the wrong grade or a substandard brand directly affects the structural strength of your building.
| Cement Type | Use For | Avoid For | Recommended Brands |
|---|---|---|---|
| OPC 53 Grade | RCC columns, beams, slabs, foundations | General plastering (overqualified) | UltraTech, Dalmia, Ramco, Shree |
| OPC 43 Grade | General construction, flooring | Structural RCC work | UltraTech, ACC, India Cements |
| PPC (Portland Pozzolana) | Plastering, brickwork, waterproofing | Structural RCC — never use | UltraTech, Ramco, Dalmia |
| PSC (Portland Slag) | Coastal construction — resistance to salinity | Interior plastering | JSW, ACC |
2. Steel / TMT Bars — Which Grade to Use
TMT (Thermo Mechanically Treated) bars are the backbone of your RCC structure. The grade determines how much load the steel can bear before yielding.
| TMT Grade | Use For | Yield Strength | Recommended Brands |
|---|---|---|---|
| Fe 500D | All residential construction — standard choice | 500 N/mm² | TATA Tiscon, JSW Neosteel, Vizag Steel |
| Fe 550D | High-rise, heavy load structures | 550 N/mm² | TATA Tiscon 550D, JSW Neo 550 |
| Fe 415 | Light structures only — old standard | 415 N/mm² | Acceptable for non-structural use |
| Unbranded / local TMT | Never use for any structural work | Unknown — unreliable | Avoid completely |
How to Verify Steel on Site
Check the bar for: manufacturer name rolled into the steel, IS 1786 mark, grade marking (Fe500D), and heat number for traceability. TATA Tiscon bars have "TATA" embossed on every bar. Ask your contractor to show delivery challans (invoices) for all steel delivered to site.
3. Bricks and Blocks — What to Choose
| Material | Best For | Advantages | IS Standard |
|---|---|---|---|
| AAC Blocks (Aerocon/Siporex) | Modern homes — recommended | Lightweight, good insulation, reduces load on structure | IS 2185 |
| Red Clay Bricks (First Class) | Traditional construction | Good strength, widely available in Tamil Nadu | IS 1077 |
| Solid Concrete Blocks | Compound walls, non-load bearing | Strong, economical | IS 2185 |
| Second/Third Class Bricks | Never for walls | Low strength, high water absorption — avoid | — |
4. Tiles — Grade and Brand Guide
Tamil Nadu homes use tiles extensively. Knowing the grades prevents contractors from using substandard tiles that crack or lose colour within a year.
| Area | Recommended Grade | Size | Finish |
|---|---|---|---|
| Living / Dining Floor | Vitrified — GVT/PGVT | 800×800 or 600×600 | Matt or Gloss |
| Bedroom Floor | Vitrified — GVT | 600×600 | Matt (safer) |
| Kitchen Floor | Anti-skid Ceramic / Vitrified | 400×400 or 600×600 | Anti-skid Matt |
| Bathroom Floor | Anti-skid Ceramic R10/R11 | 300×300 or 400×400 | Anti-skid Matt |
| Bathroom Walls | Glazed Ceramic | 300×450 or 300×600 | Gloss |
| Outdoor / Car Park | Heavy-duty Anti-skid R11/R12 | 400×400 | Rough texture |
Recommended brands (Tamil Nadu): Kajaria, Somany, Asian Granito, Nitco, Johnson. For budget options: Orient Bell, Restile. Avoid unbranded tiles — they have no quality guarantee.
5. Paint — Brand and Grade Guide
| Area | Product Type | Recommended Brands | Min Coats |
|---|---|---|---|
| Interior Walls | Acrylic Emulsion | Asian Tractor, Berger Bison, Nerolac Excel | Putty + Primer + 2 |
| Interior Premium | Royale / Silk Emulsion | Asian Royale, Berger Silk, Dulux Velvet | Primer + 2 |
| Exterior Walls | Weatherproof / Texture | Asian Apex, Berger Weathercoat, Nerolac Weather | Primer + 2 |

How to Verify Materials on Site
Check Every Delivery
When materials arrive at site, check: brand name on packaging, grade/standard marking, batch number, date of manufacture (cement should be less than 3 months old). Photograph the bags/packaging before they are opened.
Ask for Delivery Challans
Every material delivery should come with a challan (delivery note) from the supplier showing the product name, grade, quantity and price. Ask your contractor to share all challans. If they refuse, ask why.
Lock It In Before Work Starts
The most effective protection is specifying exact brands and grades in your written contract before any work begins. Once the wrong material is in the wall, it is almost impossible to replace without demolishing.
