10 Things to Check Before Hiring a Contractor in Tamil Nadu

Ask for Previous Work References — and Actually Call Them

Every contractor will show you photos on their phone. Anyone can save photos from the internet. What matters is whether they can give you the phone numbers of 2–3 past clients you can call directly.

Never Pay More Than 20% as Advance

The single most common way homeowners lose money is paying a large advance — sometimes 50–80% of the total cost — before work begins. A good contractor does not need that much upfront. Materials can be purchased in stages.

Specify Every Material Brand and Grade in Writing

Contractors often quote for branded materials but use cheaper alternatives on site. You may never notice — until the paint peels in 6 months or the tiles start cracking in a year. The only protection is to write the brand, grade and standard in the agreement before work starts.

"3 months" is not a timeline. "Foundation complete by 15 July, slab by 30 August, plastering by 30 September" is a timeline. Without specific dates, there is no basis to apply any penalty for delay.

Include a Penalty Clause for Delays and Poor Quality

Without a penalty clause, you have no leverage when things go wrong. A contractor who knows there are financial consequences for delay will prioritise your project. A contractor with no consequences will deprioritise you every time a better-paying job comes along.

For projects above ₹20 lakhs, a registered contractor should provide a GST invoice. This gives you a formal financial record, protects you under consumer law, and gives the contractor legitimacy. Unregistered contractors for large projects are a legal and financial risk.

This is one of the most common traps. A contractor gives a low initial quote to win the job, then raises costs mid-project citing "extra work" or "price increase." Every possible scope item must be priced and agreed before work starts. Any changes must go through a written Change Order.

Under the Building and Other Construction Workers Act (BOCW), contractors employing workers on your site bear legal responsibility for their safety. If a worker is injured on your site and the contractor is unregistered or uninsured, the liability can fall on you as the property owner.
